Guide SDA
Specialist Disability Accommodation (SDA) in the Sunshine Coast
What SDA is, who it is for, and how our supports work alongside it. We deliver support into SDA homes; we do not own or enrol the dwellings.

The building and the support are separate
Specialist disability accommodation is housing built or modified for people with very high support needs or extreme functional impairment. It is a small part of the NDIS: most participants are not eligible for it, and the ones who are usually have it identified in their plan.
SDA funds the building. It does not fund the support inside it. That comes separately, as in-home support, supported independent living or community access, and it can be delivered by a different provider from the one that owns the home.
That is where we fit. We do not own SDA dwellings and we are not an SDA provider. We deliver the day-to-day supports to people living in SDA, working alongside the housing provider.

How we support people in SDA
The same supports as anywhere, delivered into a home built for you.
In-home supports
Personal care, household tasks and daily routines, from a worker who knows the home.
Community access
Getting out of the home to the things you want to do.
Working with the housing provider
So the support and the building are not working against each other.
Social work
Assessment and reports, including the evidence a plan review needs.
Consistency
The same workers, which matters even more in a shared home.

We will tell you what is us and what is the SDA provider.
Where we work
Across the Sunshine Coast and Moreton Bay
The same team and the same approach wherever you are. If you are just outside these areas, ask us. We will say yes or no.
Not sure if SDA applies?
Most people are not eligible, and that is worth knowing early.
SDA is for a specific group. If your need is support and not a specialised building, in-home support or a different housing option is usually the answer.
- Eligibility is an NDIA decision, based on evidence
- We can help you understand what your plan says
- Social work can help with the evidence for a review
- We refer you to SDA providers

Questions about SDA
Do you have SDA vacancies?
No. We do not own or operate SDA dwellings. If you are looking for a vacancy, the Housing Hub is the main national listing. If you are living in SDA and need support, that is what we do.
Am I eligible for SDA?
That is an NDIA decision, based on evidence of extreme functional impairment or very high support needs. Most participants are not eligible. If you think you may be, your coordinator and a social work assessment are the starting points.
What is the difference between SDA and SIL?
SDA is the building. SIL is supported independent living, the support inside a shared home. They are funded separately and can come from different providers.
Can you support me if I live in SDA?
Yes. Our in-home and community supports work the same way in an SDA home as anywhere else, and we coordinate with your housing provider.
Living in SDA and need support?
